Private sale

You may choose to sell your farmland to your neighbor. You as a landower will need to establish a value for your property. Perhaps you may need to hire a licensed real estate appraiser. Once a value has been established you will need to hire an attorney to have a buy/sell agreement drafted. The neighbor you have in mind to sell the farm land  may want to negotiate the price with contingencies. You will need to contact the abstract office and have them conduct a preliminary title search. Once you and the buyer have agreed on a price the buyer and seller will need to sign a buy sell contract. You will take that agreement to the abstract office along with any downpayment monies. Once the property is closed the seller will receive the monies for the sale of the property. 

 

Real Estate Agent

You may choose to hire a real estate agent. Once you retain a real estate agent you as a farm land owner will sign a real etate listing agreement. The real estate agent will market the property, establish an asking prcie, conduct a preliminary title search. All offers from buyers are presented to the farm land seller. Once an offer has been accepted the real estate agent will have the buy/sell agreements signed and taken to the abstract office along with down payment monies. Once the farmland closes the seller will receive the monies for the sale of the property. 

 

Real Estate Auction

You may choose to sell your farm land at auction. You will need to choose an auction company that you trust to sell your farm land. Once you find the auction company that you trust they will meet with you, explain the process, you will need to sign an auction real estate listing agreement. The auction real estate agent will then photograph the property, compile plat maps, contact the abstract office to conduct a preliminary title search, establish acreages, and market the property to buyers nationwide. The farm land will then be placed in an auction enviroment which buyers nationwide will be drawn to your property to bid. The auction will establish the price of the farm land. Once the farm land is sold the auction real estate agent will have the buyer and seller sign a buy/sell agreement and then take the agreement and any earnest monies to the abstract office. Once the property is closed the seller will be paid for the sale of the property. This process can be the fastest, most effective method of sale for your farm land.
